Smart building software: run your building sensor by sensor, room by room

SensIa is a modern Building Management System (BMS) that combines IoT supervision, a BIM 3D digital twin, ISA-18.2 industrial alarms and AI-driven predictive maintenance. One interface, ready in minutes, no integrator.

What is a modern smart building software?

Smart building software (Building Management System, or BMS) supervises a building's equipment and sensors in real time. Historically the market is dominated by heavyweight platforms — Tridium Niagara, Schneider EcoStruxure, Honeywell EBI — that require a certified integrator, a multi-month deployment, and a six-figure budget.

The new generation of cloud-native smart building software, including SensIa, changes the equation. No integrator: you create an account, import your building, connect your sensors, and start receiving meaningful alerts in minutes. The IoT layer supports modern protocols (LoRaWAN, Zigbee, MQTT) on top of legacy BACnet. The analytics layer embeds AI natively to anticipate failures instead of reacting to them.

The three pillars of SensIa

SensIa is built around three complementary pillars.

Sensor-level IoT supervision. Import your LoRaWAN sensors (Dragino, Decentlab, Adeunis, Milesight), Zigbee sensors (Aqara, Sonoff, Ikea Tradfri via Zigbee2MQTT), or generic MQTT. Auto-discovery happens on the first uplink — no manual configuration. The device profile catalogue covers 300+ models with their physical ranges, units, IPSO mappings and typical cadences. If your sensor is unknown, an AI classifier auto-enriches the catalogue in 30 minutes.

3D digital twin from your BIM. Import your IFC file (the standard BIM format), SensIa renders your building as an interactive 3D model. Drag your sensors onto the right floor, the right room. No other BMS offers this spatial granularity at this price point. Smooth drill-down Site → Building → Floor → Room.

ISA-18.2 compliant industrial alarms. The alarm system implements the full ANSI/ISA-18.2-2016 lifecycle: philosophy, identification, rationalisation, design, operation, audit. No more crying-wolf notifications: business rules, prioritisation, maintenance windows, multi-channel escalation (email, SMS, Discord, webhook), inhibit rules to break cascade storms.

How does SensIa deploy in practice?

The standard onboarding workflow is four screens, ~5 minutes:

  1. Questions — building type (commercial, residential, industrial), surface area, number of floors
  2. Configuration — building address for the map, IFC import for the 3D twin
  3. IoT provider — LoRaWAN (TTN, Helium, ChirpStack), Zigbee2MQTT, or generic MQTT
  4. Live — first uplinks land, dashboard populates in real time

If you already have a The Things Network (TTN) or Helium account, SensIa syncs your LoRaWAN application automatically — your devices and profiles are pulled in without intervention. For Zigbee, a Zigbee2MQTT bridge on a Raspberry Pi or dedicated gateway is enough.

Native predictive maintenance

Predictive maintenance in SensIa rests on four complementary algorithms running continuously on the sensor streams:

  • RUL (Remaining Useful Life) — estimated time to failure, based on observed degradation against historical signatures
  • MTBF (Mean Time Between Failures) — per equipment class, computed across the fleet
  • Unsupervised anomaly detection — flags behaviours deviating from baseline without manual labelling
  • Composite health score — 0 to 100 per equipment, aggregating the three metrics plus active alarms state

These algorithms are natively integrated — no separate ML pipeline to maintain, no data scientist to hire.

Compliance and standards

SensIa aligns with the main technical and regulatory standards in the sector:

  • ISA-18.2 / ANSI/ISA-18.2-2016 — full alarm management lifecycle
  • EEMUA 191 — alarm systems guide for chemical / oil & gas, applied to buildings
  • W3C Web of Things (Thing Description) — capability-based modelling
  • OGC SensorThings API — IoT data normalisation
  • GDPR — by-design, France hosting, multi-tenant Row Level Security, audit log on every mutation
  • AI Act (EU 2024/1689) — compliance panel classifying the 30 AI call-sites of the platform

Frequently asked questions

What's the difference between BMS, BAS, and HVAC controls?
BMS (Building Management System) and BAS (Building Automation System) are used interchangeably for software that supervises a building's technical equipment (HVAC, electrical, security, plumbing). HVAC controls are narrower — just the heating, ventilation and air-conditioning piece. SensIa is a modern BMS with a multi-site portfolio view, going beyond a single-building HVAC controller.
Do I need special hardware to use SensIa?
No, SensIa is 100% cloud software. On the sensor side you use standard market hardware: LoRaWAN, Zigbee or MQTT sensors you already have or can buy. For LoRaWAN, a gateway (~€150) covers 1-2 km of range. For Zigbee, a Zigbee2MQTT bridge on a Raspberry Pi is enough.
How long does it take to get to production?
Initial onboarding takes 5 minutes. You can have your first sensors supervised on the map and on the 3D BIM the same day. For a full multi-building deployment with alarms configured and users onboarded, plan for 2 to 5 days depending on fleet size.
Is SensIa compatible with my existing Niagara, EcoStruxure or Honeywell stack?
Yes, via the generic MQTT layer. If your legacy BMS exposes an MQTT gateway (Niagara with the MQTT module, EcoStruxure with the IoT gateway…), SensIa can subscribe and supervise existing points in parallel. SensIa can either co-exist read-only or progressively replace (the SensIa rule engine drives actuators via LoRaWAN/Zigbee downlink).
